This position will assist with effectively managing and supervising the university owned off campus properties, while ensuring a safe environment by maintaining high university standards. Responsibilities include planning, leading, and directing contractors, lease processing, oversight of summer contractors involved with turnovers, and coordinating inspections/walk throughs for life safety checks with university fire marshal as well as overall general condition of the property. |

Responsibilities: |
- Plan, supervise, and coordinate work related to general maintenance/repair, custodial services, trash removal, grounds maintenance and mechanical services in the university owned off campus properties. Assist with the above as required for the Mt. Carmel, North Haven and York Hill campuses.
- Oversee the work order management system for off campus properties which includes trouble shooting work orders when able and assigning and directing hourly employees in responding to and resolving work orders.
- Conduct weekly walk through of off campus property exteriors to inspect for policy violations, cleanliness, hazards, and maintenance issues.
- Conduct quarterly walk through of off campus property interiors to inspect for policy violations, cleanliness, hazards, life/safety equipment, maintenance issues and monitoring of utilities.
- Assist with the assessment, development, communication, documentation, and implementation of daily and long-term planning for the off-campus properties.
- Assist with the procurement and inventory of all services and equipment related to the management of the off-campus properties including custodial services, grounds maintenance, mechanical services, life-safety equipment and emergency situations.
- Manage access systems and coordinate with existing staff for off campus properties including bedroom key inventory for student housing, exterior door access for all properties, and issuance of keys to tenants and changing of locks as necessary.
- Coordinate and oversee turnovers of all properties including student housing and rentals.
- Develop and maintain a strong sense of community by providing excellent customer service, regular communication and building relationships with university partners including Residential Life and Public Safety.
- Manage the issuance of leases, renewal of leases, onboarding of tenants, and collection of rental income for university owned rental properties.
- Is responsible for troubleshooting general maintenance on Quinnipiac University buildings, grounds, property, or related buildings, and snow removal.
- This position is considered essential personnel and will have off shift responsibilities which may include nights, weekends, and holidays.

- Bachelor's Degree preferred

Qualifications: |
- Must be able to perform a variety of tasks with more than average skill in three or more of the following areas: carpentry, plumbing, masonry, and machine maintenance. May erect partitions, repair furniture, door closers, doors and some glass work. May construct bookcases, shelving and cabinets, do light plumbing, install sinks and toilets and repair same. May do painting from preparation of surface to finish coat, may do minor repairs on vehicles and motorized equipment, may drive trucks and other equipment and perform related skilled work as required.
- Must be able to perform a variety of tasks with more than average skill in one or more of the following areas: electrical and mechanical installations, heating and air conditioning units. May sharpen blades, install light electric equipment, lights, plugs, etc., repair all types of electric operated equipment, pumps, generators, fire alarm and sprinkler systems, motors (gasoline, and electric). May work on the roof for preventive maintenance or repair, may do minor repairs on vehicles and motorized equipment. Maintain and repair control systems for heat or air conditioning. Maintain and repair outdoor lighting and emergency lighting, locks and keys, ventilation systems, all kitchen equipment, may drive trucks and other equipment and perform related skilled work as required.
- All Facilities supervisors may be called for emergencies as required, including snow removal.
- May supervise Maintenance Mechanic I’s, Maintenance Mechanic II's, Groundskeepers, Custodians, or other employees (i.e. students).
- Must have a valid driver’s license.
- Must have and maintain good written, computer, and verbal communication skills.
- Vocational or technical training.
- Demonstrated ability to work with diverse populations and/or a commitment to diversity and inclusion.
